Angel 42 Project in Green Kfar Saba – From Agricultural Land for Investment to an Apartment in the Center:
Most of the investors who purchased in the Angel 42 project bought land for investment while it was still in the planning stages. Investors of the Land Realization Company (HLK) purchased into the project with the clear knowledge that as the planning process advanced and drew closer to construction, the land's value would rise as part of the land betterment process.
In the project, two buildings with 34 apartments were constructed, and today it is fully built and populated. Investors who bought land in the project and built 4-room apartments enjoyed a profit of about 600,000 NIS, and those who built 5-room apartments enjoyed a profit of about 700,000 NIS. In addition, the investors got to enjoy a significant saving in purchase tax and related expenses that characterize purchasing from a contractor. As of today, the profits on the apartments have grown and risen to about 1,000,000 NIS due to the rise in apartment prices in the neighborhood.
Why Did We Invest in Green Kfar Saba?
The "Green Kfar Saba" neighborhood has impressive starting points regarding location, architectural planning, and planning status. First, let's talk about the nature of the neighborhood's planning and construction. The Green Kfar Saba neighborhood was officially designated by the Ministry of Interior as a "green neighborhood." This declaration came thanks to the significant activity carried out in the neighborhood regarding environmental preservation and the high standard of living that characterizes it. The neighborhood is rich in open spaces, including parks and green lawns, bicycle paths, children's play areas, and even an amphitheater. All of these make it highly sought after by families and testify to the high standard of living there. This high standard of living increases the demand to live in the neighborhood and drives up apartment prices in the complex.
Beyond the wonderful neighborhood characteristics and the high demand that drew us to invest there, we choose our investments according to additional guiding criteria. Part of this involves selecting lands that are in the process of being thawed and rezoned (change of designation), part involves the subject of a real estate sharing agreement, and part concerns the complex's adjacency to mass transit infrastructures such as main roads and trains. As can be seen, the Green Kfar Saba neighborhood is adjacent to Route 4 and close to Route 531. Furthermore, at the time of purchase, the neighborhood was in the process of rezoning from agricultural land to land for construction, and the buyers in the project organized under a sharing agreement.
These are the characteristics that make investing in land a wise and successful investment, especially for investment lands in the center or in the Sharon area. Investment lands that meet all the above criteria are considered a rare and highly demanded product whose value will continue to rise as the planning process advances and the apartments are built in the project. You can read about our method of operation and investment methods on the "Three Steps Method" page.
A Little About the Complex and Plan KS/80 in Green Kfar Saba:
The Green Kfar Saba neighborhood is located in the northwest of Kfar Saba, on the border with Ra'anana. In the two complexes of the Green Kfar Saba neighborhood—complex KS/60 and complex KS/80—about 5,000 new apartments were built together, in addition to commercial and employment areas. Complex KS/80 is located on the northwestern side of the neighborhood, which spreads from the area of the Sonol gas station on Begin Street to the Ra'anana North junction. The proximity to Route 4, the highly demanded location in the Sharon area, and the planning processes the neighborhood underwent led us to many more investments in the complex, which is now built and populated.
In the specific project mentioned, two buildings of 34 apartments were established, built, and populated. This project is one of many examples of how you can make small real estate investments and profit, and where it is worthwhile to invest your money today. There are still areas for sale in the complex, and if you look carefully, you can still buy residential land and office land in the area.
Additional examples of the Land Realization Company's activities in the complex can also be found in the Skibin 10 project and the Skibin corner of Shinfien project.
