Compound 11 – Rezoned Land for Investment
Compound 11, also known as the Hadera Stream Compound, is a complex that was rezoned for construction under approved Plan No. 302-0367151. The plan was produced by the Local Planning Committee in cooperation with some of the land owners in the complex.
The new neighborhood will include approximately 1,276 residential units in eastern Hadera, adjacent to the northern border of the Hadera Stream. Due to its proximity to the stream, the area was named the "Stream Quarter Compound" (Rova HaNahal).
The plan for the neighborhood included re-unification and re-distribution without owner consent, covering an area of 346 dunams (~85.5 acres). According to the approved plan, a neighborhood containing 1,276 housing units with varied building densities will be established:
Central Area: Residential buildings ranging from 4 to 12 stories.
Northern Area: Lower density featuring single-family homes and 2–3 story buildings to integrate with the existing neighborhood and the approved plans for the continuation of the Bilu neighborhood.
Stream Area: A wide area along the Hadera Stream designated for a regional metropolitan park.
Public Services: Designated spaces allocated for public and community services.
Land and Plots for Sale in Hadera
Land and plots for sale in Hadera are highly sought-after due to the many profitable investment opportunities the area offers. On one hand, real estate prices remain low compared to other cities in central Israel, while on the other, the city of Hadera benefits from significant development momentum.
In the next phase, infrastructure development will be carried out in Compound 11, after which landowners can proceed to construction and submit building permit applications. Compound 11 is another strong example of investing in residential land within a planned framework near high-demand areas.
