Project – Tzirei HaChinuch – Hod HaSharon – Har/1302
Update: The project has been completed and populated. About 40 deliveries have been made to our clients. Investors who purchased land for investment in the project have received their apartments.
So, what happened in the project? How did regular people buy agricultural land in Hod HaSharon and receive rights to large apartments, getting 13% more than they expected—and in one of the most sought-after areas in the city?
The Land Realization Company (HLK) organized, in cooperation, a group of about 60 investors who purchased about 5 dunams of agricultural land in the complex. The land went through a change of designation (rezoning) in 2013 and since then passed through all the planning committees until it was finally approved and became available for construction.
Investors who purchased land with the goal of receiving the right to a 5-room apartment actually received rights to larger apartments, getting 13% more than they expected (1.13 apartments). A primary reason for the additional profits in the project is the conservative approach by which the Land Realization Company chooses its investments and those of its investors.
Because the Land Realization Company offered its investors to buy larger land units, the investors won 13% more apartment rights in the complex. Following this conservative policy, the investors got to enjoy higher-than-expected profits and receive more building rights. Today, the company's clients are in the organization stage for construction, and later the apartments will be built and the buildings populated. To date, buyers who purchased the land in the early stages, before it was approved for construction, have more than doubled their money.
Why Hod HaSharon? What made the city of Hod HaSharon a leading investment destination?
Choosing the right complex for investment is the first milestone on the path to executing a successful transaction. The activity of the Land Realization Company and the way it selects investment projects are based on several criteria that form the foundation for every investment and project (see the "Three Steps Method" page).
And indeed, it is no surprise that the city of Hod HaSharon precisely meets all the criteria. First, the complex must be in an area of high demand; second, the complex needs to be in a planning process and promoted by the municipality; and third, the city and the complex need to be close to national infrastructures and mass transit systems, such as main roads and trains, which allow easy access to the city and the complex and enable accessibility and a high standard of living.
Indeed, the city of Hod HaSharon has everything needed to be a leading investment destination. The city is located near Route 4, Route 531, Route 40, and the Sokolov train station on the border of Hod HaSharon and Kfar Saba. The city is advancing several residential complexes and new neighborhoods, such as Complex 531 (Har/1202), Nof HaYarkon, Tzirei HaChinuch (Har/1302), and is located in the sought-after Sharon region.
Today, in light of rising housing prices, many are looking for land for sale in the center and plots for sale in the Sharon region with the goal of profiting from the increase in land value, as well as the goal of earning millions of shekels in building and selling an apartment. When you take a city that meets all the investment criteria and add high demand and low supply to the equation, you get a wise investment that outshines the other common investment channels in the Israeli market today.
About the Neighborhood – Tzirei HaChinuch Complex – Plan Har/1302
The complex is located in the west of the city of Hod HaSharon, west of Derech Ramatayim, adjacent to the Sportan and not far from Arba'at HaOnot (Four Seasons) Park. In 2013, the land went through a change of designation and since then passed all the planning committees until it was finally approved and became available for construction.
To date, the investors in the project have doubled their money and can sell the land at a price more than double what they purchased it for in the past. As mentioned, the complex is currently approved and available for construction as part of the Har 1302 plan. The lands in the complex went through a process called "change of designation" (rezoning) and were thawed for construction. The plan spans an area of about 178 dunams and includes about 1,300 housing units, as well as open spaces, public buildings, and commerce.
The Tzirei HaChinuch plan is the flagship plan of the city of Hod HaSharon for the coming years. The plan includes buildings of varying heights. The neighborhood will feature 22-story towers as well as boutique buildings of about 5 stories. The complex's proximity to leisure and entertainment centers, as well as open spaces, parks, and educational institutions, makes it highly attractive.
